Are you pet friendly?
We are ABSOLUTELY pet friendly! All of our KG Group communities welcome your four-legged friends.
How do I know what apartments are available to rent?
You can search for your new Toronto apartment here on myrental.ca. On each of our property pages, under the ‘Suites’ tab, we list the apartment types available for rent and the rent ranges of those apartments.
How long is the lease term and is it negotiable?
All of our leases at KG Group are a minimum of 12 months. We do not offer short term rentals for our Toronto apartments.
Are utilities included in the rent?
At KG Group, each Toronto rental property has its own pricing structure, and utility inclusions vary by apartment building. Heat is always included in every apartment. For utilities that are not included, costs are based on consumption within your rental suite. This means that you only pay for what you use, making it easy to manage your utility expenses.

How do I arrange a viewing?
Booking a tour of an available apartment with KG Group is easy! Simply call or text the KG Group Leasing phone number at 416-716-5212 to connect with a Leasing Consultant directly. Alternatively, you can schedule your appointment online by clicking the BOOK A TOUR button or filling out the 'Inquire Now' form. A Leasing Consultant will be in touch with you shortly to confirm your appointment to tour an apartment.
How can I view an apartment if I live out of town? Do you offer virtual tours?
At KG Group, we understand that visiting in person may not always be possible, which is why we offer virtual tours of our rental apartments. To schedule a private virtual tour of an apartment, simply call or text the KG Group Leasing phone number at 416-716-5212 to connect with a Leasing Consultant directly. Alternatively, you can schedule your virtual tour online by clicking the BOOK A TOUR button or filling out the 'Inquire Now' form. Our Leasing Consultants can connect with you via Facetime, Zoom, and/or WhatsApp to ensure you can experience our Toronto apartments conveniently from the comfort of your own home.
Can I view an apartment on behalf of someone else?
We are happy to show you one of our available apartments for rent on behalf of someone else. The KG Group Leasing team is here to assist you in making your rental process as smooth as possible.
Will I see the exact apartment I want to move into?
We make every effort to show you the specific apartment that is available, and most rental apartments will be available to view. In some of our rental buildings, there may be model suites or the exact same apartment type on a different floor which might be shown.
What do I need to bring with me to the viewing appointment?
When you visit us to tour a KG Group rental apartment in Toronto, please bring a list of any questions you have about the apartment or the KG Group community. Our Leasing Team is happy to provide you with all the information you need about our Toronto rentals. If you plan to submit an application on the same day, remember to bring a valid form of photo identification such as your driver's license or passport. Please also ensure to bring the additional required documents, which can be found here in our FAQ section.

How do I apply for an apartment rental? What is the process?
Thank you for your interest in making a KG Group community your next home! To apply for an apartment, the application process is quick and easy, and we are very excited to help you get started.
3 Steps to Apply for Your KG Group Apartment
1. Contact your KG Group Leasing Consultant to express your interest. They will provide you with the KG Group Rental Application for your next apartment and any additional documents required via email or in-person.
2. Complete the Rental Application and submit the full application package to your KG Group Leasing Consultant via email, in person, or online. They are happy to assist you through the rental application paperwork.
3. Get ready to say YES to your new address! Our rental application process is super-fast, and we typically respond to applications within 1 to 2 business days.
We encourage you to submit all your documents at once. Due to high demand, by submitting your application promptly, you can secure a 24-hour hold on the apartment.
What documents are required to apply?

Rental Application

Photo ID
A government-issued ID is required.

Proof of Income
This can be an up-to-date Employment Letter, no more than 2 months old. In addition, we require a minimum of the last three pay stubs.

Bank Statements or Bank Form
The required bank form can be obtained from your KG Group Leasing Consultant or online below. Alternatively, you can submit 3 most recent months of bank statements.

Landlord Reference
A letter from your current Landlord detailing your accommodation standings is required. You may need to provide your Landlord with enough time to obtain this letter, so we encourage you to have it ready.

Consumer Consent Form
This allows for a free of charge credit check. This is a soft check done via the platform RENT CHEQUE. All information provided to this platform is safe and secure.
It is important that all required documents are submitted as quickly as possible to avoid any delays in the rental application process.

How do I know when I have been approved for the apartment?
After your KG Group Leasing Consultant submits your completed rental application to our Head Office, you can expect a response within 1 to 2 business days. A decision may be provided or there may be a request for further information. With this efficient process, we strive to make the rental application process as smooth and convenient as possible.
Is tenant insurance mandatory? And do you require a minimum amount?
KG Group requires all residents to have Tenant Insurance. Proof of Tenant Insurance is required before you can move in. The minimum coverage amount is one million.
How do I pay utilities?
For any utilities not included in your rent, please pay directly to the utility provider. Please contact the utility provider directly for any additional assistance.
What is a Guarantor?
A Guarantor is an individual (usually a parent, friend, or family member) who is a leaseholder and co-signs on the Tenancy Agreement. They take on joint responsibility for paying the rent and fulfilling the lease obligations of the tenant if the tenant fails to do so.
Questions about Moving Day
What is the move in process? Where does the moving truck go?
When you become a new resident of a KG Group Toronto apartment community, you will receive a helpful “Welcome to KG Group” email from the Property Administrator from your apartment community before your lease start date. This email will guide you through the move-in process and provide essential information such as the contact details of the Property Administrator, how to coordinate key pick-up times and any additional building policies about keys. You will also receive step-by-step instructions to set up the online Resident Portal, where you can reserve the moving elevator. The email will also mention the designated area for parking your moving truck on your move-in day and provide general details about parking and lockers, if applicable. At KG Group, we strive to ensure a smooth and stress-free move-in experience at our Toronto rental apartments.
How do I book the elevator?
At KG Group apartment communities, you can conveniently reserve the elevator online through our Resident Portal. With just a few clicks, you can schedule elevator access according to your move-in or move-out dates, making the moving process as smooth and efficient as possible.
What are the internet options and packages offered through the building? Do I have to be with a specific provider?
KG Group Toronto rental apartments are wire-care ready, meaning you will have easy access to internet and cable services when you move in. Our primary providers are Rogers and Bell, who occasionally host events to advertise any promotions for new residents. However, you are not obligated to use any specific provider in any of our apartment rentals. With wire-care and high-speed internet ready apartments, you can choose the provider that best suits your needs and preferences.
Questions about Rent Payments
What payment methods can I use to pay the rent deposit?
When you sign your Tenancy Agreement with KG Group, we require a First and Last month's rent deposit in certified funds. You can pay this deposit in multiple ways, including online through the Resident Portal, in-person with a Debit Card payment at the Front Desk, or with a Bank Draft, Money Order, or Certified Cheque. With these flexible payment options, we make it easy and convenient for you to complete your rent deposit for your rental apartment in a way that works best for you.
How can I pay my monthly rent?
KG Group is all about convenience! We offer several ways to pay the monthly rent for your apartment: Online through the resident portal, Debit Card payment in person at the Front Desk, Bank Draft, Money Order, personal or certified cheque, and post-dated cheques.
Can I set up automatic withdrawal or online payments at KG Group?
Yes! At KG Group you have exclusive access to our Resident Portal, where you can conveniently pay rent online using Debit, Visa, or automatic withdrawal. With pre-authorized payments, you can be confident that the rent for your apartment is always paid on time.
When is my rent payment due?
All rents are always due on the first (1st) day of each month.
What if I pay my rent late?
Late rent payment is considered a breach of your Lease Agreement. If your rent is not received on the first (1st) day of the month, you will receive a courtesy reminder notice that your rent payment is outstanding. All outstanding rent payments will be served with a legal notice that may lead to eviction.
Questions about my lease and moving out
What happens at the end of our lease term?
At the end of your lease term for your apartment, you have the option to renew your lease, go month-to-month, or terminate your lease. You will receive a notice 90 days in advance outlining these three options. If you choose to terminate your lease for your apartment, you must give 60 days written notice from the first (1st) day of the month.
What is required on my part if I want to move out?
To terminate your tenancy, you must submit a completed N9 Form – Notice to Terminate Tenancy Form by the end of business hours on the first (1st) day of the month. All leaseholder(s) and/or guarantor's names and signatures are required on the form with the correct dates. When completing the form, the last date of occupancy must be the last day of the following month. This form is considered your 60 days written notice and must be submitted no later than the first (1st) day of the month.
How many days in advance do I have to give notice to vacate?
Residents are required to give 60 days written notice to vacate by the first (1st) day of the month.
How can I add another person onto the Tenancy Agreement at a later date?
If you want to add an additional leaseholder to your Tenancy Agreement with KG Group, they must go through the same process as the original leaseholder. This includes applying for the apartment and submitting all required documentation, such as Government-issued photo ID, Verification of Income, Bank Form, or Bank Statements, completed KG Group Rental Application, Landlord Reference, and Work Permit (if required). There is also a $250 administration fee for processing and adding an additional leaseholder. If Head Office approves the application, your KG Group Leasing Consultant will execute a new Lease Amending Agreement with the additional leaseholder which must be signed and dated by all parties.
What if I want to end my lease early?
At KG Group, we understand that there may be life changes and situations that require you to leave your rental apartment early, however, you will be held responsible and accountable for the remainder of your lease term. You can make a request to re-rent your apartment early (conditions may apply) or you also have the option of a lease assignment or a sublet. Please contact your KG Group Leasing Consultant for more information or to discuss further.
What do I have to do in my apartment before I move out and drop off keys?
As a tenant, it is your responsibility to maintain and return your apartment in the same condition as when you moved in. You will be charged back for any significant damages resulting from your residency in your rental apartment.
Questions about Maintenance
Where can I go if I have an issue with my apartment? What is the procedure to have repairs?
Residents are responsible for submitting maintenance requests for any and all repairs in your apartment. You can submit your maintenance request online through the Resident Portal or contact the Property Management Services Team on-site in your KG Group community for further assistance.
Who do I contact in a maintenance emergency?
In case of emergencies, please call the emergency line at 1-866-923-3936.
Questions about our Communities
How close are you to public transit?
At KG Group, we understand the importance of convenient access to public transit. All of our rental properties are strategically located near major intersections and very close to public transportation.
Is there Security that patrols the buildings?
The safety and security of our residents is our top priority at KG Group. We provide 24/7 security at all of our rental properties, with on-site staff during business hours and security personnel as well as off-site monitoring after hours, including on statutory holidays.
Does KG Group have a referral program and how does it work?
Yes, KG Group offers a referral program. After the applicant who has been referred to rent an apartment with KG Group has been approved and taken possession of the rental apartment, the referring resident may receive their referral bonus.
