HOW TO APPLY
FOR AN APARTMENT

Renting an apartment can be overwhelming and if it’s your first time, it can be even more so.

Finding the right property is just the first step, what follows is the rental application process. From knowing what you need to apply and gathering the necessary documents to negotiating the lease terms and filling in the rental application, there are various factors to consider, and KG Group is here to help.

Once you’ve decided on your dream home, we’ve outlined the three main parts of How to Apply for the Apartment.

  1. PREPARE YOUR DOCUMENTS BEFORE YOU APPLY
    • Gather required documents in advance, such as government ID, proof of income or employment letter, recent pay stubs, and references (if requested).
    • Submitting a complete application within 48 hours helps avoid delays in a competitive Toronto rental market.
    • Being prepared allows leasing teams to review and process your application more efficiently.
  2. INCLUDE CONTEXT ABOUT YOUR SITUATION
    • Newcomers to Toronto: Provide an employment offer letter, proof of funds/investments, or newcomer banking statements. Adding context helps explain your situation if you are new to Canada.
    • Self-Employed: Be prepared to share recent tax documents, bank statements, and/or a letter from an accountant to confirm income. Clear documentation helps leasing teams assess your application.
    • Retired Renters: Include proof of retirement income/investments, pensions, or savings to demonstrate financial stability. This helps clarify your ability to meet monthly rent without traditional employment income.
    • Students: Provide enrolment confirmation, proof of funding, or a guarantor or co-signer if required. Including this information upfront helps streamline the application review process.
  3. REVIEW THE APPLICATION CAREFULLY BEFORE SUBMITTING
    • Double check all sections for accuracy, consistency, and completeness.
    • Ensure all required fields are filled in and documents are properly attached or signed.
    • Small oversights like missing signatures or unchecked boxes can delay approval.
